What makes my property a good investment?

Income – Good properties produce sizable cash flow.
Tax Savings – Depreciation shelters your investment.

How long will it take to lease my property?

Depends on time of the year – June through September is the best time.
Depends on location and condition and rental amount – Average rental prices and clean houses rent faster.
Depends on number of bedrooms, bathrooms, and square – 1 to 3 bedroom houses often rent faster than 5 or 6 room houses.
On average it takes two months to fill a property.

How is maintenance handled?

Group of licensed independent experienced contractors.
Volume of work allows us to negotiate better pricing for clients.
Handle most home repairs, interior and exterior work.
If repair was caused by tenant, it will be noted and subtracted from the deposit.
Repair calls can be taken 24 hours.
Minimize unnecessary repairs.

What type of reporting do I get?

Computerized accounting and record-keeping, provide accurate reporting.
Provide monthly and yearly income, expense and transaction statements.
Provide complete tax records, files and receipts.
Complete handling of all payments pertaining to your property.
Direct deposit of funds available.

How is rent collection and bill paying handled?

Rent is due on the 1st of every month.
Late fees are assessed on the 5th of every month.
Eviction process will begin on the 10th of the month unless tenant has worked out prior arrangements.
Net proceeds are deposited into your account or mailed to you by the end of the month.

How long do we sign an agreement?

Written agreement to avoid any misunderstandings.
Generally a 1 year term.
Never a cancellation fee.
